  • Non-owner occupied 1-4 unit residential (business purpose)
  • Rehab, fix-flip projects (excluding ground up construction projects)
  • Commercially zoned, urban land
  • Cannabis related properties considered
  • And anything else that makes sense!

General Terms and Conditions:

  • Loan amounts: $50,000 - $5,000,000
  • Term: 6 months – 5 years
  • Interest rates: 7.49% - 11.99%
  • Points: 1-2
  • Loan to Value (LTV): up to 60% of current value
  • Lien position: 1st TDs only
  • Amortization: interest only
  • Prepayment penalties: none
  • Locations: California only (statewide)

Loan Process

As we only arrange non-conventional, stated income, equity driven private money loans, we make every effort to keep our process simple. The following loan process is fairly typical, although additional documentation may be required on a case by case basis:

  • Complete, in detail, our Submission form and return online or print the form and return via email or fax.
  • Upon receipt, we will issue either a Letter of Interest (LOI) or a declination email; generally, the same day.
  • Upon our receipt of the signed LOI, we will let you know what documents and conditions we require to get the loan to closing, including, but not limited to
  • Concurrently, we will open title and escrow (not applicable in purchase transactions) and discuss valuation options with you (appraisal, BPO or drive-by).
  • Once valuation is complete, and assuming we have all other required items, we can prepare loan documents and proceed to funding and closing.
